Chapter 11 - THE FINANCIAL CASE FINALLY BECAME PROVABLE
The guaranty case broke through digital forensics.
Investigators recovered an earlier version of the amendment from Judith’s development-company server.
Michael’s signature line was blank.
Twenty-two minutes later, another version appeared with a scanned signature image inserted.
The signature image matched one taken from a different document Michael had signed months earlier.
Metadata showed the insertion occurred on a workstation assigned to Judith’s finance manager, Paul Renner.
Paul initially denied knowing anything.
Then prosecutors showed him the recovered versions.
He asked for a lawyer.
Eventually, he entered negotiations.
Paul admitted Judith told him Michael had “already approved everything verbally” and that the lender needed paperwork before the draw deadline.
Paul used an existing signature image.
He claimed Judith instructed him to do it.
Judith denied giving that specific instruction.
But emails showed enough surrounding pressure that prosecutors believed they could establish participation in the fraudulent submission.
This was the first part of the case that moved from suspicion to strong documentary proof.
The development company had obtained additional loan access based partly on that guaranty.
Michael had been exposed without knowingly signing the amendment.
That was actionable.
The lender cooperated.
Civil claims followed.
So did criminal fraud charges.
The family did not suddenly recover millions.
The project itself still had value.
Loans still existed.
Contractors still had rights.
Michael’s attorneys negotiated release from the unauthorized portion of the guaranty while sorting responsibility among the company, Judith, and other parties.
Messy.
Expensive.
Real.
Anna had been right.
The revised guaranty was not clean.
And Judith had known that if Michael learned how it was created, her control over him would probably end.
That gave the argument on the stairs its full context.
Anna was not threatening to expose some abstract family embarrassment.
She was about to show Michael evidence that his mother had crossed from manipulation into potentially criminal financial conduct.
Judith went to the guesthouse to stop that conversation.
