Chapter 9 - Lauren Had Built Her Future On The Ranch Being Hers

Brazos Crown Estates was still in trouble.

Worse trouble than Dad ever knew.

The $4.6 million loan had not rescued it.

Construction costs continued rising.

Two buyers backed out.

Lauren personally guaranteed part of the development debt.

But her largest source of perceived security remained her expected control of Miller Crown Ranch.

Investors believed she would inherit the core property.

Some presentations described future access to Miller Crown facilities.

One financing model assumed a possible partial sale of ranch frontage near the highway.

Dad’s preservation trust destroyed all of that.

If the deed was valid and effective, Lauren could not treat the ranch as her personal rescue fund.

She would still own valuable assets.

But not the asset everyone assumed could eventually cover her mistakes.

That explained why she fought so hard.

At first, she told herself Dad’s deed had never been delivered and therefore never became effective.

That was a legal question for counsel.

Then she argued he lacked capacity after the stroke.

The physician’s records contradicted her.

Then she said Dad abandoned the plan.

The wet-ink deed and Sam’s notes contradicted that.

Then she attacked Evelyn Ross’s credibility.

The notary records did not depend on Evelyn.

Every fallback explanation narrowed.

Eventually the dispute became what it should have been from the beginning.

Evidence.

Not which daughter Dad loved more.

Not who cried harder.

Not who spoke most confidently.

Evidence.

And the evidence showed Dad had made one decision very clearly.

No daughter would ever again be permitted to put the ranch at risk for an unrelated personal investment.
