Chapter 12 - SELLING THE HOUSE

The McLean house sold six months later for $4.72 million. Competitive process. After loan payoff, costs, trust obligations, net proceeds stayed in trust investment account.
Not my checking account. Then Julian moved before closing. He took furniture allocated to him.
I took Dad’s desk. Mom’s china. A ridiculous brass lamp.
Then final walk-through. I stood in kitchen where I signed 2022 refinance packet. I remembered Julian saying: “Just routine.”
I remembered not reading. I did not blame myself for his deception. But I changed habit.
No more routine signatures. Then sale. Buyer family with two children.
They loved garden. Good. No dramatic bulldozer.
Then trust. I petitioned to restructure. Independent corporate trustee.
Margaret as nonbinding family adviser? I declined. No family trustee.
Investment policy. Direct reporting. Then distribution provisions allowed housing, health, education, and eventual principal.
I could terminate under certain conditions but chose not immediately. Why? Tax and asset planning.
Not fear. Then investment account recovered partially after repayments. Then Carter Development Advisory.
Could not repay everything at once. Payment plan. Julian sold one Baltimore condo.
Then another. No bankruptcy. He paid.
Then divorce mediation. We divided marital property. Carter Reserve counted.
My separate trust excluded. I received share of marital assets. Julian kept his retirement and some business interest with offsets.
No one destitute. Then adultery affected? Virginia divorce law can. But settlement avoided.
Then I asked Rachel Kim: “Can I make him pay because he cheated?” She said: “Court is not therapy.” Good.
Then we negotiated facts. Then final decree. I became legally single.
I kept Carter surname professionally because my executive career had been built under it. Personal choice. Then Julian asked if that bothered me.
“No.” It bothered him slightly. Fine.
Then Vanessa. Redwood concluded she violated conflict-disclosure policy. She resigned.
